The Real Estate Limbo: How low can you go when two neighbors with no mortgage both want to sell quickly?

LimboI’m in an interesting situation that I’ve named the Real Estate Limbo and as I drive to the house I love to listen to Limbo Rock by Chubby Checker. You see there are two homes right next to each other, both are the same square footage, have the same layout, neither seller has a mortgage, and both want to sell before November 30th to a first time home buyer.

Now, I’m starting to feel like a yo-yo as I drive to and from my listing, back to the office to put the price reduction in the computer only to see two hours later the other listing is now lower than ours yet again.

I have a feeling that buyers are just sitting on the fence waiting to see when the price war will stop between these two homes before they put an offer in on either. 

Does anyone have an idea on what to do to stop the downward spiral of price reductions? My thought is to just let the other one sell first and then wait for ours to follow at a slightly higher price or the same price. But, I would love to hear your ideas!
