Homes in the Tigard, Oregon real estate market are going pending if priced right and hopefully will close just as quickly. The Summer Lake neighborhood of
Tigard, Oregon goes west, starting at 121st Ave, to Murray Rd, and south, along Scholls Ferry. On the back side of the boundary it follows Walnut from Barrows Road to 121st. This part of Tigard, Oregon is partially in Tigard School district and partially in the Beaverton School District. Within the boundaries of the neighborhood are Jack Park and Summer Lake Park.

When the banks take forever on offers who really loses? This time it will be the bank!

rainingI've had this home listed for over a year now, we have had 8 really good offers and one that was even cash and wanted to close in 5 days, but the bank decided they wanted to think about it. Everyone of those buyers walked, but not this last one, he stuck it out for over 4 months. But, the bank once again took their sweet time.

This home had a renter that really made it difficult to show and I would say we lost at least 100 showings because of the renter not letting agents in. But, this buyer stuck it out and after two weeks of trying finally got in and loved the home, offered full price with no closing costs. (It has been long enough that I'm not even sure the home will appraise anymore.)

Well last week the renter moved out and surprise, surprise they stole all the appliances and we now can't find them. (But this is the least of our problems) This last week it has been anywhere between 9 degrees and 31 degrees and yesterday was the first day it got above freezing. Well, the renter was nice enough when they left they took all the appliances and didn't turn off the water.

So, when I went to do my weekly check on the home because the owner lives in another state, I found about 2,000 gallons of water falling from the ceiling, water flowing out of the siding all the way around the house and the electricity shorted out by the high amounts of water flowing over it. Why, because the mail water line going down the middle of the house between floors one and two had froze and burst when it thawed. It seems the renters when they moved out didn't leave the heat on or turn off the water and when the rental management company did their check, they didn't bother to check the appliances or anything else.

So, now the bank instead of getting $290,000 in a short sale, they will be getting a $150,000 in a foreclosure. I'm hoping the owner has insurance, but from the sounds of things, that may not be the case. Right now I'm not sure I would want to be the rental management company either since they clearly didn't do a final walk through or the appliances would still be there.

I know there is fraud here somewhere, but why?


What is fraud?I know there is fraud here somewhere, but why? I was talking to one of my investors the other day and he said he was talking to an investor buddy of his that is going to try something that he heard about on a radio show, but my question is and was… WHY?

You see, the idea was that these investors where doing 1031 exchanges on properties and what they would do is show on the HUDs that they were buying properties for say $200,000 but in reality they were paying $250,000 in cash and the last $50,000 was under the table.

Now, I could understand if this was a multi-million dollar 1031 exchange, but we are talking such a small amount, how can they actually be gaining anything out of the deal? The taxes would be minimal at that amount and I think the only thing it is actually doing in my opinion is losing the buyer money!

Here is why I think it is losing the buyer money. They report on their taxes they paid $200,000 for this property and have it start to depreciate over the years, but they would get more if they had paid $250,000, so why only report you paid $200,000? It just doesn’t make sense.

If someone can figure out who these people are defrauding besides themselves, I would love to hear it. I’m guessing it is one of these late night shows that talks and shows numbers and there really isn’t anything to it, but it gets investors to buy real estate.

11/2009. Sales have been off since last year with the pending sales in Tigard, Oregon were down 8.8% from 2008 for the month of August when the last stats came out. The news isn’t good for Tigard, Oregon home sales with the average sales price being down by 8.8% from the same time last year, This is down more than a percent since July. Though many foreclosed homes have hit the market, the hit to average price of homes seems to be less than expected.

I was almost given a home in Florida, thank goodness I didn’t take it!

What? Todd, you were being given a home and you didn’t take it? Yep, you read that correctly! I was given the same test as my mentor and coach and I failed! You see, an investor down in Florida was giving away a condo, I thought “GREAT! A perfect investment property”

That is when my friend, coach and mentor pointed out some very hard math that I didn’t consider. The first was I couldn’t sell it if I took it, because the banks wouldn’t lend on it because it hasn’t been finished and 80% of the building has been foreclosed on.

The second was the rent in the building. If I could find a renter it would have been only about $1400 a month, but the taxes, insurance and the HOA dues would have come to close to $1800 a month. My free property, even if I had a renter, would have been costing me $400 a month. (How is this a good deal?)

So, I learned a valuable lesson about investing in areas that I don’t know very well. Ask questions! Because if a deal sounds too good to be true, it probably is… Free isn’t always as great as it sounds!

Tigard Oregon real estate homes sales really can be broken down by neighborhood. The Mountainview neighborhood of Tigard, Oregon goes South from McDonald to Durham Road, East from Pacific Hwy to Hall Blvd, with the exception of the summerfield area in the southwest corner which is a 55 plus community. This part of Tigard, Oregon has no parks, but does have a couple schools with great playgrounds in them.
