Beaverton and Tigard, Oregon short sales are tough on buyers, sellers and the agents, they are not easy to navigate, but when you complete the transaction, everyone is happy! But, what does it take to be successful at short sales? Personally, I think it takes time, patience, and a lot of cooperation from all parties involved. But, again, my question is, “Are you willing to make that leap to make the sale?”
Here on the west coast, sometimes we are at a disadvantage because we are dealing with an east coast bank that may close at 5pm their time, so we have to be done by 2pm. Many mornings I’m up at 4:45 preparing for that 5am call to make sure we get everything in to the investor that they need to make a decision. Then I’m on the phone the rest of the day with the foreclosure department trying to stop the auction. (But, if that is what it takes to be successful, then that is what I will do.)
Many times when I talk to other listing agents on short sales, because I may have a buyer for their property, I find out they have never done a short sale. This concerns me when I find out they won’t work late or work early. They are only willing to work 9am-5pm and aren’t willing to do what it takes to get the sale to close. In the past 4 months I’ve had 12 buyers all be very disappointed when a home they had an offer on ended up going to foreclosure. (In some cases, I’m the one that had to tell the listing agent that it was at the courthouse steps that morning.)
I’ve been doing successful short sales In Beaverton and Tigard for over three years now. I’ve lost a few and those are usually where I came in as the second agent with 5 days to go to the foreclosure date with no offer in hand. But, at the same time I’ve had many that I’ve been able to save with less than 24 hours to foreclosure. (When it is that close to the foreclosure it really is in the banks hands if you don’t already have an offer in place.)
If you are in need of a short sale agent, do some research, find out how many short sales they have done. Find out who their clients are, mine are other agents and principle brokers. WHY? Because they know I can close them! Short sales are not something to be taken lightly like many agents do. Do you want to hire an agent that is using you as a test or as part of their learning curve?
If you are an agent in Beaverton or Tigard that has never done a short sale and someone contacts you about doing one, please just refer it out and at least guarantee yourself a referral fee and not possibly ruins someone’s financial status as you learn.
